How to buy a property in Spain

At Cosmo Homes we provide real estate sales services comprehensively. We will
find the right property for you, we will help you arrange the required documents,
we will carry out stresslessly through all stages of purchase and we will take care of
the formalities after the purchase.
If necessary, we will advise you on renovation and finishing matters.
If you are buying a property as an investment for rent, we will be happy to attach it
to our base and take care of your guests.


Our services related to the purchase of real estate in Spain are:
- Find the right property and area for you
- We help you during the organization of your visit to get a NIE number if you do
not make it in your own country.
-To open a bank account
- Our administrative and legal department complete and check all the documents
necessary to sign the sales contract where you put a deposit down. Reservation
Payment usually is 3.000 € either by credit/debit card or in cash. The property is
RESERVED for you and taken off the market.
If you change your mind and decide not to buy then you will lose this deposit. If the
vendor does not go forward with the sale then you will get your deposit back.
-We make an appointment with a public notary - if you do not speak Spanish, we
provide an interpreter who accompanies you to the notary. (According to Spanish
law, all notarial deeds in Spain are in Spanish and if a party does not speak that
language, the presence of a translator is obligatory)
- After the purchase, we organize all formalities such as transferring contracts for
electricity, water and community fees to your name and pay the Municipality taxes
on your behalf.
- If the property requires renovation, or furnishing, we can advise you, experienced
companies and interior architects cooperating with us.
- In case you want to rent your new property, we can offer a comprehensive service
for a turistic property.

Buying a property in Spain step by step


Necessary documents:

1.Passport
2. Number NIE (numero de identificacion de extranjero) - Spanish tax identification
number for foreigners.
3. Spanish Bank Account , you will need it to pay for your new Home in Spain. In
order to opne you need Passport, NIE number and some taxes declaration from
your country.

Mortgage

If you want to get a mortgage to finance the purchase of real estate in Spain, it is a
good idea to apply for it in Spain. Spanish banks grant non-resident loans up to
60% of real estate value, and the current interest rate should not exceed 2.5% and
is negotiable, but these are of course individual issues to be determined directly in
the bank. We can arrange a visit to various banks for you so that you can compare
offers and choose the best one, and if necessary, our agent will accompany you in
the bank. Basic documents required in most banks:

- Passport
- NIE Number
- Incoms
- Credit Information from your country
- Draw from the last 6 months
- Property deposit contract
